Expansive Soil Clay a Foundation Problem?
Foundation Settlement
All homes while being built settle slightly, because of the vertical pressures being applied by gravity. The perimeter foundation load bearing foundation walls begin to fail, because the soil compaction was not high enough to hold the load. All residential home foundations soil sub straights should be required to meet the forces that will be applied down to it. Most all homes in Arizona do not require a compaction test. Foundation Floor Slab Crack Stitching and Floor Leveling
Interior floor slabs are poured on, usually 4″ compacted AB standard material. #2500 psi. concrete is then poured, consolidated, and rodded, or screed, to the elevation of the stem wall foundation perimeter height. Finished to a hard trowel finish. This 4″ slab of concrete is considered a floating floor. However, this concrete slab has outward pressures that allow the floor to fallow the stem wall foundation down during settlement. It can also slip, and all other variables in between. This is by far the reason behind foundation heave cracks on interior floors. This upward movement will crack tile, and separation at the construction joint next to the interior foundation walls. This location is below the tack strip, that holds the carpet in place. Or it can be grout separating from the interior perimeter walls at location base boards. Geological Survey
A geological survey is the systematic investigation of the geology beneath a given piece of ground for the purpose of creating a geological map or model. It is assumed, that the reason for interior foundation floor slab cracks is a result of expansive soil clay’s. Why Not? In the class room setting, where engineers are taught, this survey map is introduced. It is believed that this must, be the reason why floor slabs heave and cracking. Water, under the slab, causing the association with expansive soil to expand. Sounds logical, and can happen, but is not the case in most circumstances. This can be proven over and over by a foundation expert like James Belville, who has for a lifetime worked in the industry, removing, replacing and finding the facts. The facts tell the true story.
